The Role:

Reporting to the Director, Real Estate Transactions and Lease Administration, the Senior Manager will be responsible for executing on transaction management and related activities for IGM’s 1.7 million square feet of commercial buildings in a multi-city portfolio primarily on a national basis, with select international locations.

In this role, the incumbent, will collaborate with a cross functional team including external strategic partners in a consistent, coordinated response to ensure clear processes and seamless execution. Responsible for the delivery of timely analysis and critical date management to align real estate transactions with the stated business goals in each key market.

 

Key responsibilities include:

  • Transaction Management, aligning deal goals and objectives with corporate/department and line of business strategies.
  • Managing critical dates including: renewal and termination options, expiry dates, Tenant Allowance tracking).
  • Negotiating legal and business terms in real estate documents (i.e., lease proposals, binding offers to lease, renewals, leases and termination agreements).
  • Managing Notices to Landlords (ROFO, ROFR, Signage).
  • Overseeing internal client relationships, landlord relationships and supervising outside brokers.
  • Collaborating cross-functionally with internal partners such as Legal, Finance, Operations, Project Delivery and other external stakeholders to ensure seamless operations.
  • Managing Estoppel review and negotiation process.
  • Preparing materials for executive socialization and approvals.
  • Preparing Site Overview presentation decks to internal lines of business including market surveys.
  • Developing thoughtful negotiation strategies to ensure IG’s overall requirements are satisfied, financial deal terms are optimized, and risk is mitigated.
  • Preparing required documents necessary to support the approval of various transactions.
  • Undertaking thorough lease reviews making recommendations for documentation enhancements to protect IGM’s interests and mitigate risk.
  • Completing comprehensive site overviews, tour packages, options analysis and deal comparisons.
  • Setting milestones and closely monitoring progress and timelines.
  • Fulfilling weekly and monthly reporting requirements.
  • Creating financial overviews to compare the evolution of landlord versus tenant offers over the course of a negotiation.
  • Supporting the Facilities Management/Operations team with discussions surrounding landlord vs. tenant responsibilities outlined in leases to help resolve operational issues as they surface.
  • Helping to grow a best-in-class transaction management operation, including the creation and maintenance of detailed and accurate records and standard operating procedures.
  • Providing ongoing support and back-up to the Director, Real Estate Transactions.
  • Leading and managing a team of 1-3 professionals including: setting clear performance expectations and providing regular feedback and coaching.
  • Facilitating regular team meetings, one-on-ones, and performance reviews.
  • Fostering a culture of accountability, continuous improvement, and innovation.

 

Qualifications:

  • 10+ experience in real estate transaction management and/or asset management.
  • Experience building relationships with landlords, brokers, and other external partners.
  • Experience developing and implementing process improvements to streamline the full transactions management lifecycle.
  • Familiar with build-outs and construction, typical landlord work requirements vs. tenant work.
  • Ownership mindset with the ability to work autonomously.
  • Excellent communication and presentation skills.
  • Capacity to navigate complexity by asking the right questions(s) to analyze situations, completing due diligence and research, and drawing on creative problem-solving skills.
  • Demonstrates responsiveness and creativity in managing complex negotiations and seeing deals through the full transaction lifecycle.
  • Able to present progress updates and appropriately socialize issues and risk to senior management and to the business.
  • Capacity to manage a high-volume workload in a fast-paced environment.
  • Able to undertake financial analysis of alternative real estate deals. Understand financial criteria such as: NER, NPV, ROI.
  • Delivers business value by being detail oriented and leveraging qualitative and quantitative information to guide actions and make recommendations.
  • Demonstrated leadership and client relations skills.
  • Ability to manage multiple projects, deadlines, and team priorities simultaneously without compromising quality of work.
  • Proven track record of working collaboratively and cross-functionally with real estate professionals, project managers, asset managers, legal counsel (both internal and external), and finance teams to ensure alignment and awareness and drive project success.

Education:

  • Bachelors degree, potentially Masters degree, with a background in real estate, finance or business administration
